  The article presents changes in retail trade that have taken place over the last 20 years in Polish towns, especially big cities. The development of a diversity of segments and forms of sale has led to a radical transformation of the commodity and spatial structure of retailing. Modern retailing, mostly large-scale, has become one of the characteristics of cities today, determining their functional and architectural image to a large extent. Retailing plays a significant economic and social role. By generating thousands of jobs, it swells the city budget, satisfies the ever more refined shopping needs of residents, creates new spaces and forms of spending leisure time, but also leads to dysfunctions: spatial and social conflicts. The last years have made it obvious that the development of the retailing system cannot be spontaneous, and that state and local government intervention should also apply in this sphere of the economy. Preserving a balance between modern and traditional retailing is the chief challenge for the development of the retail system in Polish towns over the next few years.;
  W artykule przedstawiono zmiany w sferze handlu, jakie zaszły w ostatnich 20 latach w miastach polskich, szczególnie dużych. Rozwój różnorodnych segmentów i form sprzedaży doprowadził do diametralnych przekształceń struktury branżowej i przestrzennej handlu. Nowoczesny handel detaliczny, głównie wielkopowierzchniowy, stał się jedną z wizytówek współczesnych miast, współdecydując o ich funkcjonalnym i architektonicznym wizerunku. Handel odgrywa znaczącą rolę gospodarczą i społeczną. Generując tysiące miejsc pracy, zasila dochody budżetu miasta, zaspokaja coraz to bardziej wyszukane potrzeby zakupowe mieszkańców, kreuje nowe przestrzenie i formy spędzania wolnego czasu, prowadzi też do dysfunkcji – konfliktów przestrzennych i społecznych. Od kilku lat stało się jasne, że proces rozwoju sieci handlowej nie może być żywiołowy, a interwencyjna rola państwa i samorządu powinna dotyczyć również tej sfery gospodarki. Zachowanie równowagi między handlem nowoczesnym a tradycyjnym stanowi najważniejsze wyzwanie dla rozwoju sieci handlowej polskich miast w najbliższych latach.
